Dubai Real Estate Market Q4 2026: Prices Are Holding, Buyers Are Back

dubai golden hour - dubai real estate market

Dubai’s property market is recovering faster than its spring headlines suggested. Sales passed AED 380 billion across more than 123,000 transactions in the first nine months of 2026, the second-highest total for the period on record, behind only 2025, according to Dubai Land Department data analysed by W Capital (Zawya). If you have been following our Dubai real estate market outlook for 2026, the Q3 numbers confirm a market that slowed but did not break.

Prices held through the slowdown

Median apartment prices reached AED 1,404 per sq ft in September 2026, up 2.2% year on year, and villas and townhouses rose 4.1% to AED 1,638 per sq ft. About two-thirds of tracked communities are priced above their level a year ago (Betterhomes Q3 2026 report). New to reading these figures? See Dubai price per square foot explained.

That matters because 2026 tested the market. Regional conflict from late February cut new deals sharply in March and April. Volumes dropped, but prices did not collapse. We covered the early signs in Is Dubai’s property market slowing down in 2026?

Momentum is building into Q4

  • September sales: AED 28.7 billion across 11,063 transactions (Zawya).
  • Mortgages up 14%: AED 150.6 billion of mortgage transactions in nine months, a sign of end-users buying to live.
  • Secondary sales up 16% quarter on quarter in Q3, with Betterhomes sales enquiries up 27% from August to September.
  • Leasing demand hit a record: leasing enquiries rose 45% quarter on quarter.

What is driving demand

People keep moving to Dubai. The population reached 4,807,185 on 29 September 2026, up 226,885 since January (Betterhomes Q3 2026 report). Every new resident needs a home to rent or buy, which supports both prices and rental income. Read more on why investors are still buying Dubai property in 2026.

What buyers should watch

Supply is the main variable. About 136,815 homes are scheduled for delivery in 2027, and median rents eased 3.8% for apartments between June and September. Buyers should favour locations with a clear demand story (waterfront, new infrastructure, tourism) over generic stock. Our guide to the best areas to invest in Dubai in 2026 compares the options, and off-plan vs ready property explains which route suits which buyer.

Bottom line

Dubai has absorbed a difficult year with prices intact and demand returning. Q4 is a buyer’s window: more choice, more negotiation room, and a market that has already shown it can hold value. Book a consultation with Grovy.
